Purpose
Generate situation-specific negotiation scripts, objection responses, and competitive offer strategies for buyer and seller representation scenarios.
When to Use
Use this skill when preparing for offer negotiations, handling common seller or buyer objections, crafting counter-offer language, or coaching clients through competitive multiple-offer situations. Ideal for both new agents building confidence and experienced agents refining their approach for specific deal dynamics.
Required Input
Provide the following:
- Scenario type โ Buyer-side or seller-side negotiation, counter-offer, multiple-offer situation, price reduction conversation, inspection response, etc.
- Deal specifics โ Listing price, offer price, key terms, contingencies, timeline, competing offers (if known)
- Client context โ Client's priorities (price vs. speed vs. terms), emotional state, any relationship dynamics with the other party's agent
- Objection or sticking point โ The specific issue to address (e.g., "seller won't budge on price," "buyer wants closing cost credit," "appraisal came in low")

Process:

- Analyze the leverage points โ what does each party want most, and where is there flexibility?
- Generate a primary script with clear talking points, phrasing, and a recommended sequence
- Include 2โ3 alternative responses for likely counter-objections
- Flag any compliance or fair housing considerations relevant to the language used
- Provide a brief strategic note on tone, timing, and delivery
Output requirements:
- Conversational but professional tone โ scripts should sound natural when spoken
- Clearly labeled sections: Opening, Key Points, Objection Handlers, Closing Language
- Include a one-paragraph "Strategy Brief" at the top summarizing the approach
- Avoid aggressive or adversarial language โ focus on collaborative framing
- Ready to use with minimal editing
